Riptide Condominiums

This project was a complete building envelope restoration / remodel to the 48-unit condominium, situated on beautiful Bellingham Bay above Boulevard Park. Using the Design / Build Process, Credo and B.C. Building Science took the opportunity to improve the architectural appeal and value of the property, beyond just the required repairs needed for the flawed and aged conditions. Many upgrades were incorporated into the new look while staying on the approved budget.

Envelope Improvements consisted of:

• Comprehensive seismic upgrade
• Complete rainscreen system, upgraded air barrier system, custom metal flashings, James Hardie siding and trim, deck coatings, walkway coating, windows, doors, paint, complete railing system, gutters and downspouts
• Complete assembly testing

Architectural Improvements:

• Removal of mansard roofs
• Adding roof extensions to modernize to a Northwest look
• Adding bump-out wall areas to window towers
• Adding architectural metal wall panels to break up flat wall areas and accent window towers
• Installing glass railing system on decks
